What is involved in a home inspection?

We carefully and systematically check and inspect all systems, mechanical and structural, i.e. electrical, plumbing, heating, cooling, and ventilation systems of the home as well as roofing, siding, basement, attic, foundation and any crawl spaces if access is safe and allowed.
We will discuss with YOU the following items, or any additional questions YOU may have:
  • The quality and function of doors, windows, roofing, siding, drainage, and any additional installed components.
  • Any safety concerns, or environmental concerns related to the inspection that may arise.
  • Any plans you may have to alter or renovate the home in the near future.
  • We will answer all questions to the best of our ability that you may have concerning anything related to the home.
  • Do I get a written report?
    Yes, you will receive a written report, within 2-5 working days from date of inspection. The report is a computer generated report that is only for that home. It is not a check list or booklet with general conditions for every home. It incorporates pictures of conditions found. It is written in three categories as listed below:
    1. Satisfactory: This condition indicates the component or system is functional or consistent with its original purpose and may show signs of wear, use, or deterioration.
    2. Fair: This condition is an indication that the components or system is going to need repairs or replacement in the near future. It may also indicate a safety concern, if so it will be noted in the comment section.
    3. Poor: This condition indicates that the component or system is in need of Replacement or Repairs now. Either before closing or shortly there after.
    Do I really need to be there?

    If it were up to me I would require you to be there, but it is your choice and I do encourage you to be there through the entire process. You encourage you to give the inspector your undivided attention, there are sometimes small things that can be discussed but are not worth putting in the report. We also encourage that you follow the inspector through the entire process and ask questions. You will learn maintenance tips, conditions of the home, and safety information.

    Try not to bring children or extended family members with you. This is your time with the inspector, why not get the most for your dollar.

    If you wish to have contractors, designers, landscapers, there that day., please have them arrive before or after the inspection.

    How long is it going to take for my inspection?

    If you want to get the most from your inspection dollar, count on 2-3 hours for a single family home. If there are conditions that are obvious, it will take less time. The more concealed the home is the longer the process it will take.

    Antique and older homes and also homes which have more equipment, will take longer.

    If additional testing is ordered, it will also take a longer period. If you do not understand the entire process, we want to discuss it with you A.S.A.P.

    Is there a warranty or guarantee with this inspection?
    No, we do not act as an insurance company nor offer to cover damages to your home over time. What you are getting for your money is our opinion of the home at the time of inspection. What is hidden, non-accessible or apt to happen over time is not in the scope of the inspection. We do make a recommendation that you re-inspect the home on the morning of closing or before you sign on the dotted line.
    Do we give prices for repairs?
    Ballpark prices may be discussed but true estimates are obtained from contractors or specialists in their particular field. These prices are very important to your negotiation and budget.
    Is there any charge for telephone Consultation no. 
    Not as long as I inspected it for you there is no charge. We only charge for trips made to the property after the original inspection.
    What is the cost on a Home Inspection?
    The average basic home inspection in this area runs between $250.00-$300.00 within a 50 mile round trip. If there are additional tests ordered, the price would rise accordingly. There are some programs available that will allow a certain portion of the inspection fee to be written into the mortgage. Payment method is generally 1/2 down at time of inspection with the balance due when the report is complete and picked up. This is the usual method unless otherwise arranged. In the case of additional testing being performed we will collect the additional fees so only have two payments. The results will be e- mailed for review, if possible and the original mailed when balance of payment is received.
    Additional testing results will be e-mailed , fax or sent to you as soon as they are available from laboratories.

    What is my experience and credentials?

    I have been in business for 28 years, the last 22 years as Home Inspectors. Before that time as a contractor with experience in Well Drilling, Septic and Waste water systems, Carpentry, both framing and finish, Drywall & Plaster, Masonry, Electrical, Heating, Plumbing. I have had and still do have Rental income property. This alone has given me a great amount of knowledge.

    How to choose a Home Inspector.
    I suggest that you have an inspector that is from the general area and has the experience in inspecting homes in your area, one who has the expertise in the age and construction technique of the property you are looking to purchase.
    The critical Question is why have an inspection done.

    Can’t my contractor buddy do my inspection?

    The Answer is NO.

    Why?

    Most contractors specialize in one or two areas. Not the professional home inspector, he is like a General Practitioner. If he suspects a problem in a certain area, he will if he is a trained inspector, suggest you get a contractor who specializes in that area or system. He won’t guess.

    To protect your investment, know where improvements are needed and keep Un-needed expense to a minimum, so you can enjoy your home, not wonder what expenses you will have to pay for once you own it.
